Affordable Housing Scheme and Guidelines - Adopted

Council has adopted an Affordable Housing Contributions Scheme which will allow us to collect contributions from developers to provide affordable housing on the Northern Beaches.

The scheme is a supporting document to the NSW Government’s Frenchs Forest 2041 Place Strategy. It was endorsed by the Department of Planning, Industry and Environment (DPIE) on 17 December 2021. Council and DPIE refined the document following feedback from the public exhibition.

An affordable housing target of 15 percent is proposed for the town centre, and 10 percent for other areas (except land at Karingal Crescent). The scheme also applies to a site-specific planning proposal at Narrabeen. New areas may be added to the scheme subject to separate feasibility analysis to determine the required contribution rate.

The Tenancy Guidelines which was also adopted, provides further information outlining how affordable housing properties that Council may receive under the Scheme are allocated and managed. It also sets out criteria for eligibility, rent, management of waiting lists and asset management.
